What is a home inspection and why do you need one? A home purchase in Milford is usually the largest investment you will make. After searching and finding the home that fits your needs it is important to know as much about the condition of the property as possible. A home inspector is an unbiased third-party who will provide you with a detailed report at the conclusion of the home inspection.  Most inspectors are glad to share their knowledge, and you'll be able to ask plenty of questions.

Home Inspections Avert Future Headaches

The State of Connecticut Home Inspection Licensing Authority and the American Society of Home Inspectors
(ASHI)specifically define a home inspection as; A visual examination of the structure and systems that are accessible at the time of inspection, with no dismantling, destructive probing, movement of personal possessions, furniture carpets, etc.

Most home inspections take between 2 and 3 hours to complete and will include the inspection of the exterior and interior of the house. In general the list of items inspected will include – and this is very general to be sure;

Basement or crawl space the foundation, floor, signs of water penetration

Bathrooms- plumbing fixtures,
Attic - structure, insulation and signs of water will be looked into

Inspection Timing and Results

Homebuyers usually arrange for an inspection after signing a contract or purchase agreement with the seller. The results may be available immediately or within a few days.

When filled out a clause in the Real Estate Purchase & Sale agreement #8 will make your purchase contingent upon a satisfactory home inspection results. If major problems are found, you can back out of the deal or negotiate to have to sellers repair. If costly repairs are warranted, the seller might be willing to adjust the home's price. But if only minor repairs are needed, the buyer and seller will usually work this out with an agreed to dollar amount given as a credit at closing.

You will have the option of testing for Radon and having the septic inspected and the well water if no public is available on the property.
